Xinjiang Mansion
Sales centre · Project Year 2020 · Manufacturer: SAMYAM Furniture
Xinjiang Mansion came to us with something many fit-out projects lack at the start: a fixed specification. Every piece in the showroom had already been defined before production began, so the work was less about invention and more about disciplined execution against a written list.

Reading the Specification Line by Line
We began by treating the specification as a contract rather than a reference. Each item was mapped to a material, a finish and a construction detail, and anything open to interpretation was flagged early instead of being decided on the factory floor.
- Item-by-item alignment of dimensions, materials and finishes against the written specification
- Confirmation of fabric and wood tone references before any panels were cut
- Agreed tolerances for upholstery, edging and hardware so expectations matched the samples
This upfront reading stage is where most of the risk in a fixed-spec package is removed, because nothing reaches the line until it matches the list.
Samples Set the Standard
Before volume work started, physical samples were produced for the finish-critical surfaces. The client reviewed these against the specification so that the approved sample, not a verbal description, became the benchmark for everything that followed.
Batch Consistency Across the Whole Package
In a showroom the display pieces sit close together, so small variations read as large ones. Fabric and wood tones were therefore cut and matched in batches to keep the same reference across the full set.

- Same-batch fabric selection to avoid tonal drift between adjacent pieces
- Wood finishes matched across panels so grain and colour stay consistent
- Hardware and edging consolidated to a single reference per item type
Installation and Sequencing
Delivery was coordinated with the showroom schedule, with arrival order planned so that each item could be placed without reworking finished surfaces. Depending on the drawing set and the agreed site sequence, pieces were staged to fit the installation flow.
The result is a showroom where every piece matches the specification it was built to, and where the set reads as one collection rather than a group of individual items.
